Our accounting services are not only accurate, but help boil down the essentials in a clear, easy-to-understand format. We can provide annual operating and reserve budget preparation and regular reporting packets that include budget comparisons and variance summaries, cash position and projection calculations, a balance sheet, a detailed delinquency chart, a profit and loss summary, general ledger, bank deposit summaries, and reconciliation summaries.

Utility Sub Meter Reading and Billing

HomeOwners Advantage can provide sub-meter utility billing at rates far below industry pricing – which means lower overall cost to the association or homeowner. Our standard sub-meter billing fee is $3.00/door, per month, plus $0.50 per meter and include consolidated billing statements, comparative usage reports, and outlier analysis and investigation.

Building Maintenance

Maintaining a building is the cornerstone of impeccable property management. Our core team of professional, multi-disciplined building maintenance technicians are ready to help. Working with you, they’ll establish a maintenance program for your property that is above industry standards and handle emergency calls on demand. Declarant Transition Process

Going through a transition between a declarant or developer-controlled to an owner-controlled association? We can help! We’ll work directly with the declarant and board members to guide them through the process and make it as smooth as possible. From documenting all physical concerns with the property to ensuring that all the important documents are signed, this service gives you everything you need so you can move forward.

FHA Certification Approval

The rules for FHA-insured loans have changed. Due to changes in federal law, an entire condominium or townhome association must be certified before FHA-insured loans can be used for purchases or refinancing. With FHA certification, your association will maintain a competitive advantage over other associations.

Our in-house experts provide assistance obtaining condominium project approval with FHA, VA and FNMA. Our services include the compilation, review and submission of all necessary document to various government agencies for legal acceptance. In addition, we offer recertification for properties that are currently approved with FHA and need to renew their approval.
